CARE & MAINTENANCE PLAN
Our policy to provide a 10-Year Care & Maintenance Plan with every Leak-Free Roof that we custom design and install has – from our first day of operations – set us apart from other roofers throughout New Mexico.
In and industry plagued with “fly-by-night” contractor’s who disappear as soon as they’ve cashed their check, our 10-Year Care & Maintenance Plan lets homeowners, business owners, property managers, and homeowners associations rest worry-free in the knowledge that Fix My Roof Technicians will annually inspect the roof for aging, wear & tear, as well as punctures and/or cracks caused by storm, accident, vandalism or negligence. After repairing any portion of roof that needs it, our Fix My Roof Technicians will also examine the roof for potential areas of failure and implement Preventative Maintenance Measures. As our references will attest, we furnish you with a Leak-Free Roof and take away your worry.
After each Annual Roof Assessment, we will meet with you personally to discuss what repairs (if any) were necessary. We will also furnish you with a copy of our Annual Roof Assessment Report for your records.
ANNUAL ROOF CARE & MAINTENANCE
No matter what type of roof you have, it requires care and maintenance on an annual basis. This is the checklist that our Roof Technicians follow every year during the Annual Roof Assessment Visit.
1. Examine the protective roof coating; any cracked, flaking, or blistered areas must be repaired and/or recoated.
2. Check the building envelope for indications of shifting. Structural movement can lead to cracks, which can result in separation of the roofing system.
3. Examine all roof top equipment and penetrations. Make certain all equipment is properly attached or anchored so they do not move excessively. Excessive movement of roof top equipment may create roof problems. Excessive movement may damage the equipment. Damaged equipment may leak materials onto the roof. (oils, gas, acids, solvents etc) which could damage the roofing system.
4. Remove all debris such as leaves, branches, dirt, algae, stones, etc. that have accumulated on the roof.
5. Clean all gutters, scuppers, downspouts, drains and surrounding areas. Make certain the flow of water is not restricted and the roof has positive drainage at all times.
6. Examine all metal flashing for rusting and attachment. Flashings may be loosened by high winds, excessive traffic or inconsiderate trades. Make certain all flashings are well attached and sealed. Any damages identified must be repaired by a FixMyRoof Representative.
7. Examine all adjoining roof areas or areas abutting the roof area. Damaged metal flashing, damaged masonry, loose caulking, bad mortar joints, and loose stone or tile coping caps may lead to damage of the roofing system. Have these items repaired if found to be defective.
8. All deficiencies identified shall be communicated to the FixMyRoof warranty department by punch list and date of inspection. Corrective repairs shall be communicated to FixMyRoof with photographs and descriptions.
9. Examine the edge of the roof. This area of the roof is the first line of defense for the roof system in high winds. Any materials found to be lifted or improperly fastened shall be repaired and communicated to the FixMyRoof warranty department with photographs and descriptions of the problem and corrective action.
10. Inspections are conducted annually, usually around the date that your roof restoration was completed.
